Bachelorettes, fortieths, fiftieths, a big anniversary — these bookings all have the same three requirements and one unspoken one. The three: enough beds, enough bathrooms, and one room everybody can be in at the same time. The unspoken one: a house where the celebration is genuinely welcome. Here is how to get all four.
The best house for a group of twelve
Coachella Sol Haus in Indio, and we can say that with unusual confidence because a bachelorette group of twelve already tested it. Their review is the best description of the house we have: all twelve fitted comfortably, with enough beds and rooms, and enough space in the living areas for everyone to hang out together — the upstairs couch practically fitted them all for a movie night.
Six bedrooms, three full bathrooms, heated pool, hot tub, fire pit, covered patio, chef kitchen and a loft with an 85-inch TV. 5.0 across 94 reviews.
The same group also flagged something useful: they chose not to heat the pool, and found it pretty chilly, if refreshing in 95-degree heat. If your weekend is built around the pool, heat it.
If you want the house itself to be the entertainment
- Pickleball Paradise — Mission Viejo, 5 bedrooms, sleeps 12. A private pickleball court, a pool table, a hot tub and outdoor dining. Guests call the court and the pool table the absolute highlights of the stay. 4.86 across 329 reviews.
- OC Ultimate Family Escape — Mission Viejo, 5 bedrooms, sleeps 13. Pool and spa, outdoor cooking area, and a game room with arcade machines and a pool table. 4.95 across 72 reviews.
- Oasis Del Sol — Palm Springs, 4 bedrooms, sleeps 8, with the best bathroom ratio we have at 3.5. Game room with arcade games and foosball, pool, hot tub, gas fireplace and fire pit.
If the weekend needs to photograph well
Sip Sip Away in Palm Springs is the one built for a camera: vibrant decor, a whimsical mural, a putting green, and a pool and hot tub under a pergola with a firepit. Three bedrooms sleeping up to 8, best suited to 6 adults and 2 children. 4.79 across 442 reviews.
For a girls weekend that revolves around cooking, Salida Del Sol in Desert Hot Springs sleeps 8 and one group specifically praised the grill top on the stove for searing fish and vegetables, plus the pool, hot tub and fire pit. 4.86 across 445 reviews.
For an East Coast celebration
In the Outer Banks the equivalent houses are larger again: Salt and Lighthouse (sleeps 16, game room with Pac-Man and foosball, elevator) and Baydream Believer (sleeps 16, private pool, hot tub and dock). Both are on the Outer Banks page.
Now the part most listing pages leave out. Every one of these houses sits in a residential neighbourhood with people living either side. Sienna Sanctuary states it plainly — families and respectful groups only — and that is the standard across everything we manage. A celebration is welcome. A party with a guest list longer than the booking is not, and it is the fastest way to end a weekend early. Tell us the true headcount and the true plan when you enquire and we will put you in the right house. Tell us afterwards and we cannot.
Two things to sort before you book
Bathrooms, not bedrooms. Twelve people sharing two bathrooms will remember the mornings, not the pool. We broke the whole desert portfolio down by real bedroom and bathroom counts in rentals for groups of 8 to 12.
Who is actually paying. On a house split twelve ways, booking direct is about 10 percent off a like-for-like flexible rate with no platform service fee — which is real money per person, and the easiest saving of the whole weekend. The detail is in how much you actually save booking direct.
Also useful: things to do in Indio, Palm Springs in the fall, booking a private chef for the house, and what our guests say, complaints included.

What should I tell you when I enquire?
The real headcount, the real ages, and whether anyone is arriving who is not on the booking. We would rather place you in the right house than have a good weekend turn into a conversation with a neighbour.
Message us with the group, the dates and the plan, and we will tell you which house actually fits — including when it is not the biggest one.
Because there’s no place you’d rather be.
