About 10 percent, on a like-for-like comparison against a flexible, refundable platform booking for the same home and the same nights. That is the honest answer, and the rest of this post is the conditions attached to it, because a number without conditions is just marketing.
How we check the 10 percent figure
We do not take this on faith. Roughly every quarter we pull a live all-in quote for one of our own homes on our own site, then pull a live all-in quote for the same home and the same dates on Airbnb at the refundable rate, and compare the totals a real guest would pay. The most recent check was on Pescadora in Frisco for a five-night stay, and the direct total came in about 10 percent lower.
Every word in that comparison is doing work. Same home. Same dates. All-in totals, not nightly rates. And the refundable platform rate, not the cheapest one on the screen.
Where the saving does not hold up
If you compare our rate against a platform non-refundable rate, the difference shrinks to almost nothing. That is a real option and some travellers should take it — if your dates are certain and you will not need to move them, a non-refundable platform booking is priced accordingly and you should not book with us out of loyalty.
We are telling you this because the unqualified version of the claim — book direct and save 10 percent, full stop — is not defensible, and you will find out the moment you check. We would rather you trust the number you can verify.
On fees, plainly. Booking direct is not fee-free. There is a card processing cost of roughly 4.6 percent, and it is already inside the total you see on screen. What you avoid is the platform service fee, which is the bigger line item and the reason the totals differ. Anyone telling you a direct booking has no cost attached is not being straight with you.
What you get that is not a discount
Price is the easiest thing to compare and usually not the reason people come back to us.
- Real cancellation terms, shown before you pay. A 96 percent refund up to 14 days before arrival; 46 percent up to 7 days. It is on the checkout screen. We wrote it out in full in our cancellation policy in plain English.
- A person, not a queue. Messages reach our team directly. The pattern in our reviews is response times measured in minutes, and guests fixing a router or a grill the same day rather than filing a case.
- Answers before you book. Whether the pool needs heating that week. How many stairs there actually are. Whether the dune crossing is a problem with a toddler. A platform cannot answer those. We can, and we do, including when the answer costs us the booking.
Is it worth the extra step?
If you were going to book the flexible rate anyway, yes — you are paying about 10 percent less for the same week and getting direct contact with the people who manage the house. If you were going to book non-refundable and your plans are locked, the money argument mostly disappears and you are choosing on service instead.
That is a more useful answer than a banner ad, and it is the one we would give you on the phone.

Frequently asked questions
How much do you actually save booking direct with Rather Be Properties?
About 10 percent on a like-for-like comparison against a flexible, refundable platform booking for the same home and the same dates. We check this figure roughly every quarter against a live quote rather than repeating a marketing number.
Is booking direct always cheaper?
No. If you compare our rate against a platform non-refundable rate, the gap narrows to very little. The 10 percent figure is a like-for-like comparison with a flexible booking, and we would rather state the condition than drop it.
Are there any fees when I book direct?
Yes, one: card processing, which runs about 4.6 percent and is already inside the total you see. What you avoid is the platform service fee, which is the larger of the two. We would rather name our own costs than let you find them at checkout.
What is your cancellation policy when I book direct?
A 96 percent refund up to 14 days before arrival, and a 46 percent refund up to 7 days before arrival. It is displayed at checkout before you pay, not buried in a policy page.
Who do I talk to if something goes wrong during my stay?
Us. Rather Be Properties is family run, and messages come to our team rather than to a platform support queue. Guests mention response times in minutes in our reviews.
Check the math yourself on any home we manage — pull our total and the platform total for the same dates and compare. Then book the one that wins.
