Renting a House for Thanksgiving: What to Ask Before You Book

Thanksgiving planning

The short version

Hi, I’m Elissa. My husband Al and I manage the homes you’ll see below, and every October I get the same question: what should I actually look at when I’m renting a house for Thanksgiving? The answer is the one almost nobody checks until it’s too late. Look at the kitchen and the dining table first. A house that sleeps sixteen very often seats eight, so count chairs, not beds.

Why do the kitchen and the dining table decide everything?

Because Thanksgiving is the one trip where the house has to work as a restaurant for a day, and almost no vacation rental is photographed with that in mind.

Listings sell on sleeping capacity. Sixteen guests, seven bedrooms, eight bathrooms. Nobody writes the dining capacity into the headline, because for fifty weeks of the year it doesn’t matter. People eat in shifts on the deck, kids graze over the kitchen island, and nobody notices that the table only has eight chairs around it. Then Thanksgiving arrives and you are the one standing in a beautiful rented kitchen at 3pm realizing half the family is going to eat on the couch.

So before anything else, go through the photo set and count the chairs at the dining table. Then count the stools at the island. Add them together. If that number is smaller than your group, you already know something important: either you bring folding chairs and a second table, or you plan two seatings on purpose rather than by accident. Both are fine. Being surprised by it on the day is not.

Then do the same thing with the kitchen itself, and ask these out loud before you book:

Oven capacity, and is there a second oven? One standard oven running a turkey for four hours means every side dish is waiting in line behind it. A second oven, a wall oven plus a range, or even a decent countertop convection oven changes the whole day. This is the single question most worth asking a property manager directly, and we will always answer it honestly for any of our homes.

How much usable counter space is there? Not total counter — usable. Subtract the coffee station, the knife block, the fruit bowl and the microwave shelf. What’s left is where you’re going to carve, rest, plate and stage. Wide galley kitchens photograph small and work beautifully. Narrow kitchens with a gorgeous island photograph huge and work badly.

Does the cookware actually suit a roast? Most vacation rental kitchens are stocked for a beach week: a big pasta pot, a couple of skillets, a colander, a sheet pan. A roasting pan with a rack, a meat thermometer, a carving board, a large mixing bowl and enough serving dishes to put twelve things on a table at once are a different kit entirely. Ask. If the answer is vague, plan to pack the two or three things you can’t live without.

How many people can be in the kitchen at once? This is the one that decides whether the day feels warm or claustrophobic. If three cooks and two helpers can move without a traffic jam, you have a real holiday kitchen. If the fridge door blocks the only walkway, you have a lovely house that is going to be a little tense on Thursday afternoon.

The honest version: very few vacation rentals are built for this, including some of ours. If a home’s dining table genuinely doesn’t fit your group, I’d rather tell you that on the phone in October than have you discover it in November. Ask us. We will not talk you into a house that doesn’t fit.

What else should you check before you book?

Once the kitchen and the table pass, these are the five things that quietly make or break a holiday house.

One room everyone genuinely fits in. Not for dinner — for the four hours after dinner. Somewhere the whole group can sit down together without anyone perching on a stair. Open-plan great rooms are the obvious win here; a house split into three cozy sitting areas is lovely for a couple and quietly isolating for fourteen.

Bathroom-to-guest ratio. Divide guests by bathrooms. Anything under four people per bathroom is comfortable. Six or more per bathroom on a morning when everyone is getting ready at once is a long wait. Also check where the bathrooms are: three bathrooms all upstairs is not the same as three spread across three floors.

Do the grandparents need a ground-floor bedroom? Stairs are almost always the deciding factor, not square footage. A beautiful reverse-floorplan beach house where the only main-level bedroom is up two flights is a hard no for some families and completely fine for others. Our guide to renting for a multi-generational group walks through the stair question in more detail, and it’s worth five minutes before you book.

Pets. Thanksgiving is the trip where the dog comes along, because nobody wants to board over a holiday. Pet policies vary home by home, not company-wide, and the fee and limits should be clear before you pay. Here’s how our pet-friendly homes work.

A TV big enough for the game. Slightly silly, completely real. If half your group plans to watch football after the meal, a 42-inch screen in a room with fourteen people is a disappointment nobody mentions in advance and everybody notices on the day.

One more honest note: by mid-October the genuinely great group houses are thin, and a large home that is still wide open for Thanksgiving in mid-November is usually open for a reason. If you find one that looks perfect and cheap three weeks out, read the reviews carefully before you celebrate.

Which of our homes actually work for Thanksgiving?

These are the ones I’d put a family in for a holiday week, and I’ve noted what each one is genuinely good at rather than listing every amenity.

The Outer Banks tradeoff: late November on the banks is genuinely beautiful and very, very quiet — empty beach, long light, nobody in your way. The flip side is that some restaurants are closed for the season, so plan to cook more than you would in July and check hours before you drive out for dinner. For a lot of families that’s the appeal, not the drawback.

What happens if your Thanksgiving plans change?

Holiday plans change more than any other kind of travel. Read the cancellation terms before you enter a card number, not after.

Somebody’s work schedule moves, a flight gets cancelled, a grandparent gets sick. It happens every single year, and the difference between a stressful week and a manageable one is whether you knew the terms going in.

When you book direct with us, you get 96% back if you cancel up to 14 days before arrival, and 46% back up to 7 days before arrival. Those terms are shown at checkout before you pay, so you never have to go hunting for them. The full policy is written out here in plain language.

Booking direct also tends to come out around 10% cheaper on a like-for-like comparison against a flexible, refundable booking on a platform, because there’s no platform service fee on our side. There is still a card processing fee of about 4.6%, and I’d rather say that than pretend otherwise. If you want the arithmetic, we show exactly how the saving is calculated.

FAQ

Thanksgiving vacation rental questions we get every October

When should I book a Thanksgiving vacation rental?

Early October is the right time. Thanksgiving week is one of the most-booked weeks of the year, and by the first week of November the genuinely good group houses are mostly gone. If you are reading this in early October, you are on time.

How many people can a Thanksgiving vacation rental really seat for dinner?

Fewer than it sleeps, almost always. A house that sleeps sixteen very often seats eight at the dining table. Count chairs, not beds, and ask whether the dining table and the kitchen island together can hold your whole group at once.

What should I ask about the kitchen before renting a house for Thanksgiving?

Ask about oven capacity and whether there is a second oven, how much usable counter space there is, whether the cookware suits a roast rather than a week of beach pasta, and how many cooks can be in the kitchen at once without it being miserable.

Does a large vacation rental for the holidays work for grandparents?

Stairs are usually the deciding factor. Ask whether there is a true ground-floor bedroom with a bathroom on the same level before you book. Our guide to multi-generational stays walks through the questions in more detail.

What is your cancellation policy if our Thanksgiving plans change?

When you book direct with us, you get 96% back up to 14 days before arrival and 46% back up to 7 days before arrival. The terms are shown at checkout before you pay, so you never have to guess.

Is the Outer Banks a good place to spend Thanksgiving?

It is beautiful and very quiet in late November, which most groups love. The honest tradeoff is that some restaurants close for the season, so plan to cook more than you would in July and check hours before you drive out for dinner.

Tell us how many people are coming, and we’ll tell you the truth about the table

If you’re renting a house for Thanksgiving this year, start with the Outer Banks homes — they’re the obvious fit for a big group gathering. If your family would rather have a pool than a fireplace, look at the desert instead. Either way, call us and ask about the kitchen. We’d rather answer the awkward question now.
