Booking a Vacation Rental for Three Generations (Stairs Included)

Three generations in one house works beautifully or it does not work at all, and the deciding factor is almost never the number of bedrooms. It is stairs. Nobody puts stairs in a listing headline, so this post does.

Start with the stairs, not the bedroom count

Here is the thing most people discover on arrival: coastal homes are built high. Our Outer Banks houses are typically three storeys, and the main living space is usually on an upper floor because that is where the view is. That is a building requirement, not a designer being awkward. It means the room where everyone gathers is often two flights above the front door.

For a group of adults and teenagers, irrelevant. For a grandparent with a bad knee, it decides the whole week — because they either make the climb repeatedly or they miss the part of the holiday where everyone is together.

The elevator house

Salt and Lighthouse in Corolla is our answer to this. Seven bedrooms sleeping 16 — six kings and two twin bunks — a private pool and hot tub, a game room with Pac-Man and foosball, Currituck Sound views, and elevator access. Guests filled every bedroom to the max and named the pier extending into the water as the highlight. 4.94 across 100 reviews.

If your group includes someone for whom stairs are a genuine barrier and you want the Outer Banks, this is where we would start you. The elevator also happens to solve groceries for fourteen, which nobody thinks about until they are carrying them.

Homes with a bedroom and bathroom on the entry level

  • Sienna Sanctuary — Chandler, AZ. Sleeps 8. Alongside the primary suite there is a downstairs queen bedroom with its own bathroom, with two further queen rooms and a private loft upstairs. A family who stayed with three teenagers described the room set-up as perfect for exactly this reason. Heated pool and spa, outdoor kitchen. 4.93 across 94 reviews.
  • Brandyapple Retreat — Raleigh, NC. A split-level with a downstairs queen bedroom with a smart TV and a large closet, a primary suite with ensuite and balcony access, a fenced yard with a deck, cornhole and a fire pit, and a dedicated workspace. 4.99 across 200 reviews — our highest-rated home.

Homes where three generations have genuinely worked

Heron Landing in Corolla Light Resort is a 3,700 square foot, three-storey home sleeping 16. A group took eight children aged 5 to 22 plus grandmother and had more than enough room for everyone, with multiple spacious gathering areas and shops, ice cream, putt-putt, restaurants and a nature trail within walking distance. 5.0 across 32 reviews.

OC Ultimate Family Escape in Mission Viejo sleeps 13 and one review describes siblings, spouses, kids and parents all in the house together, cooking every meal as a group.

Hygge on the Bay in Corolla sleeps 16 and is described in its own listing as ideal for large families or multi-generational groups, with a game room for the younger half and a pier and multiple decks for everyone else.

Two homes to think twice about for this kind of trip. City Lights and Rooftop Nights in San Diego has stairs to the first floor and stairs again to the second — a guest asked us to say so, and we do. And at Hygge By The Sea in Avon there is a dune to cross to reach the beach. Both are excellent houses for the right group. Neither is the right group if getting around is already an effort.

The message to send us before you book

Tell us who is coming and what they need. How many floors, where the bedrooms sit relative to the front door, whether the main living space is up or down, whether there is a bathroom on the entry level, how the shower is configured. We will go and check the layout floor by floor rather than guess from a photograph, and if the honest answer is that a different house suits your family better, that is the answer you will get.

It costs one message and it is the difference between a grandparent at the table and a grandparent on the ground floor alone.

Frequently asked questions

Which of your vacation rentals has an elevator?

Salt and Lighthouse in Corolla. Seven bedrooms, sleeps 16, and elevator access — which in a three-storey Outer Banks house is the difference between a grandparent joining the group upstairs and staying on one floor all week.

Why are Outer Banks rentals almost always three storeys?

Coastal building requirements. Homes are raised, and the main living space is usually on an upper floor to get the view. It is structural, not a design choice, and it is the single biggest thing to check before booking a multi-generational Outer Banks trip.

Which home should we avoid if someone struggles with stairs?

City Lights and Rooftop Nights in San Diego. A guest specifically told us there are stairs to the first floor and stairs again to the second, and that it would have been useful to know. We now say it before you book.

Do you have homes with a ground-floor bedroom and bathroom?

Sienna Sanctuary in Chandler has a downstairs queen bedroom with its own bathroom alongside the primary suite. Brandyapple Retreat in Raleigh is a split-level with a downstairs queen bedroom. For any other home, message us and we will confirm the layout floor by floor.

Has a three-generation group actually stayed at these houses?

Yes. A group at Heron Landing brought eight children aged 5 to 22 plus grandmother and reported more than enough room for everyone, with multiple spacious gathering areas.

Book on our site and you get us on the other end of that message, no platform service fee, and a 96 percent refund up to 14 days before arrival shown at checkout before you pay.

Because there’s no place you’d rather be.
