Our Outer Banks homes carry the most family gear, mostly because they host the biggest groups.

The top level is the main gathering space, full of natural light, with a 50-inch Smart TV you log into with your own streaming apps, plus DVDs, puzzles and board games. Fully equipped kitchen down to a blender, toaster, Keurig, kettle and baking sheets. Private hot tub, multiple decks, short walk to the beach.
- Hygge By The Sea — Avon, sleeps 10, rated 4.98 across 136 reviews. Beach gear included, and a guest confirmed their pack and play fit nicely in the bunk room. Fully stocked kitchen; that same family did a seafood boil with fish from a market minutes away.
- Spectacular Sunset Beach House — Corolla, sleeps 15, rated 5.0 across 24 reviews. Pack ‘n Play, board games, and a game room with a Nintendo Switch 2 pre-loaded with Mario Kart, NBA 2K26 and Madden 26.

Which homes suit which ages?
With a baby or a young toddler
You want the Pack ‘n Play homes and short internal distances. King Tide Rising is the most complete. Villa Grove adds kid crockery and a swing set. Indio Oasis House gives you the most bedding permutations for a nap schedule that does not match anyone else’s.
With older kids and teenagers
Spectacular Sunset’s Nintendo Switch 2 has settled more sibling arguments than we can count. Villa Grove has foosball and the swing set. OC Ultimate Family Escape has arcade machines and a pool table. Sienna Sanctuary has board games. Harbor View, where guests have celebrated a sweet 16 and a high school graduation, tends to suit the mixed-age trip.
What should we still pack?
Be blunt with yourself about this list:
- A stair gate. We do not list one at any home. If you need one, bring it.
- A cot, if a Pack ‘n Play will not do. What we stock are Pack ‘n Plays, not cribs, and only King Tide Rising is listed with sheets for it.
- A high chair, unless you are at King Tide Rising. A portable clip-on seat travels well and covers every other house.
- A baby monitor, same reason.
- Specific kitchen items your routine depends on. A Pickleball Paradise guest wished for better kitchen items — they found only very small bowls and went out and bought some for a soup night. Our kitchens are well stocked, but well stocked and has-the-thing-you-need are not the same sentence. Ask us about the specific item.
The honest caveats
Gear availability can change between stays. Items get damaged, replaced or moved. Do not treat this post as a live inventory on the day you arrive — confirm for your dates.
A Pack ‘n Play is not everyone’s idea of a good night’s sleep. Plenty of families find their child sleeps badly in one, and if that is you, bring your own travel cot and skip the gamble.
No amount of stocked gear makes a three-storey Outer Banks house toddler-proof. Stairs are stairs, and our OBX houses are tall by design — King Tide Rising is three levels, Spectacular Sunset is three storeys, Pescadora is three storeys. That is how you get the views and the elevated living space. It also means a mobile one-year-old needs watching, and no gear list changes that.
And read the walk, not just the listing. A Hygge By The Sea guest found it toddler friendly and the pack and play fit nicely in the bunk room, but was candid about the trade-off: it was great to be so close to the beautiful beach, however there is a dune you need to cross. With a stroller and a cooler, a dune is a workout.

How do I confirm gear for my exact dates?
Message us before you book with the home and the dates. We will check and answer plainly, including when the answer is no.
Is booking direct better for a family trip?
We think so, and confirming gear is the clearest example. It is also cheaper — about 10% on a like-for-like flexible booking, because there is no platform service fee.
