Market Opportunity Snapshot
What comparable homes near you actually booked last year — nightly rate, occupancy, and what they charged for Coachella, Stagecoach, Modernism Week and the Indian Wells tournament. Not a Zillow estimate. Booked data from your comp set.
Custom 52-Week Rate & Min-Stay Map
Week-by-week pricing targets tuned to desert seasonality: the January-through-April run, the festival weekends that should be priced several times higher than a normal Saturday, the shoulder weeks most owners give away, and a summer plan that isn’t just “go dark and hope.”
Written Revenue Rescue Plan
The specific pricing moves, calendar fixes and property upgrades ranked by revenue impact — including whether your pool-heat policy, minimum stays and event-weekend rules are costing you bookings or quietly leaving money behind.
The three places Coachella Valley owners lose the most money
Every market leaks differently. Here is where the desert leaks — and it is almost never the thing owners think it is.
Festival and event weekends priced like ordinary weekends
Coachella, Stagecoach, Modernism Week, the BNP Paribas Open, the film festival, New Year’s. A handful of weekends carry a disproportionate share of the year’s revenue, and dynamic pricing tools routinely under-read them because they look at averages. If your April rate looks like your March rate, that gap is the single biggest line item in most audits we run.
Minimum stays that block the weeks you needed to fill
A blanket three-night minimum is comfortable and expensive. It protects your calendar in January when demand would have filled it anyway, and it turns away the two-night shoulder-season bookings that were the only thing on offer in May and October. Min-stay should move week by week. Almost nobody’s does.
Summer written off instead of repriced
June through September is not zero. It is a different guest at a different price — and pool heating, misters, blackout shades and a straight-talking listing that leads with shade and water change what that guest is willing to book. Owners who treat summer as dead season subsidize it out of their winter earnings.
Why would we do this for free?
Honest answer: because most audits show a real revenue gap, and once an owner sees it in writing, they want it fixed. Some hire us. Some take the plan to their current manager and use it as leverage. Either way you walk away with a sharper read on your property than you came in with.
We’d rather earn your business by showing the work than by making promises on a sales call.

Coachella Valley property management: common questions
How much does vacation rental management cost in the Coachella Valley?
Full-service short-term rental managers usually charge a percentage of booking revenue, and what that percentage includes varies a lot: cleaning, pool and spa service, supplies, permits and tax filing are sometimes extra. Ask for the full fee schedule in writing. We show ours in writing alongside your audit.
What is a Revenue Rescue Audit?
A free, written review of your vacation rental: what comparable homes near you actually booked, a custom 52-week rate and minimum-stay map, and a ranked plan of the pricing, calendar and property changes that would lift your income. It is delivered in five business days.
Do I need a permit to run a vacation rental in Indio or La Quinta?
Yes. Indio requires a Short-Term Rental Permit, issued together with your business license ($1,633 a year), and registration to collect the city’s transient occupancy tax; the city is reviewing changes to its rules. La Quinta requires a short-term vacation rental permit and charges a 10% transient occupancy tax. Every Coachella Valley city has its own rules, and Rancho Mirage does not allow rentals of 27 days or less, so check your city before you list.
Which Coachella Valley cities do you manage in?
We manage homes in Indio and Desert Hot Springs, and we audit and take on homes across the Coachella Valley, including La Quinta, Cathedral City, Palm Desert and unincorporated Riverside County.
Do I have to switch managers to get the audit?
No. The audit is yours to keep with no obligation. Some owners hire us; others take the plan to their current manager or use it to self-manage better.
What is the 15% revenue guarantee?
If you choose Rather Be to manage your home, we commit to 15% higher revenue per available night next peak season versus your prior manager, or we waive three months of management fees. Full terms are in the management agreement addendum.
