Festival and event weekends priced like ordinary weekends
Coachella, Stagecoach, Modernism Week, the BNP Paribas Open, the film festival, New Year’s. A handful of weekends carry a disproportionate share of the year’s revenue, and dynamic pricing tools routinely under-read them because they look at averages. If your April rate looks like your March rate, that gap is the single biggest line item in most audits we run.
Minimum stays that block the weeks you needed to fill
A blanket three-night minimum is comfortable and expensive. It protects your calendar in January when demand would have filled it anyway, and it turns away the two-night shoulder-season bookings that were the only thing on offer in May and October. Min-stay should move week by week. Almost nobody’s does.
