Market Opportunity Snapshot
What comparable homes in your town actually booked last season — weekly rate, occupancy, and what the top performers charged for the Fourth of July and the peak mid-July weeks. Booked data from your comp set, not a Zillow estimate.
Custom 52-Week Rate & Min-Stay Map
Week-by-week pricing targets tuned to Outer Banks seasonality: where the summer block should separate into tiers, which shoulder weeks are being given away, and where a shorter stay or a flexible turn day would fill a week that currently sits empty.
Written Revenue Rescue Plan
The specific pricing moves, calendar fixes and property upgrades ranked by revenue impact — including whether your turn day, your minimum stays and your pool season are costing you bookings or quietly leaving money behind.
The three places Outer Banks owners lose the most money
Every market leaks differently. Here is where the banks leak — and it is almost never the thing owners think it is.
One flat summer rate across fourteen very different weeks
June through August gets treated as a single block, and it isn’t. The Fourth of July week and the peak mid-July weeks carry a premium that late June and the weeks after the first day of school simply don’t. Set one summer number and you do both kinds of damage at once: you underprice the weeks that would have sold at any price, and you overprice the ones that then sit empty into May.
Saturday-to-Saturday, locked, all year
The weekly turn is how the Outer Banks works in July, and fighting it in peak season is a mistake. But most calendars never unlock — the same seven-night Saturday minimum runs in October as in July. The shoulder-season guest who wanted a long weekend in Duck in early May, or four nights in Corolla in late September, can’t book your home and books someone else’s. Turn day and minimum stay should move with the season. Almost nobody’s do.
The calendar closing after Labor Day
Autumn on the banks is real business — fishing, the marathon in November, dog-friendly travelers, couples who want the beach without the crowd, and the mildest weather of the year. Owners who shut the calendar in September, or close the pool before the warm weeks are over, are giving up bookable nights and then covering the carrying cost out of their summer earnings.
Why would we do this for free?
Honest answer: because most audits show a real revenue gap, and once an owner sees it in writing, they want it fixed. Some hire us. Some take the plan to their current manager and use it as leverage. Either way you walk away with a sharper read on your property than you came in with.
We’d rather earn your business by showing the work than by making promises on a sales call.
