Acacia Retreat, and it is not a close call among our homes. The heated pool and spa look straight at the mountains, and there is a fire pit and built-in hammocks in the same backyard. Inside you get desert murals and themed bedrooms, a king primary with attached bath, complimentary laundry amenities and pool toys.
One guest put it better than we could: the backyard was the highlight — pool, hot tub, lounging areas — and it really felt like a private resort. It is also near the Palm Springs Aerial Tramway and Joshua Tree National Park, so it doubles as an outdoors base.

If your days are outside, pick for trailhead access rather than restaurant access.

What we would tell you before you book
Three honest things.
Close to downtown and quiet are a real trade-off. Anywhere you can walk to dinner has traffic, restaurant noise and neighbours coming home late. Anywhere silent at eleven at night is a drive. Acacia Retreat comes closest to both, but nothing in Palm Springs gives you both at maximum.
Walkable in Palm Springs is still a hot walk for much of the year. A ten-minute stroll in November is lovely. The identical walk in July is not a stroll. Plan mornings and evenings for anything on foot, and expect to drive at midday in summer regardless of how central your street is.
Desert backyards carry sound. Lots sit close together, walls are hard, pool areas echo. It means neighbours will hear a late-night hot tub conversation, and you will hear theirs. If quiet is non-negotiable, say so when you message us and we will tell you honestly which of these homes fits.
