What bathroom-to-bed ratio do you need for 16 people?

Four bathrooms for fifteen is genuinely fine if your fifteen is three families with young kids who bathe on a schedule. It is not fine if it is fifteen adults all trying to get out the door for a seven o’clock dinner reservation. That house earns its place on this list with the infinity pool and the sound views, not with the plumbing.
How many separate gathering spaces does a big group need?
At least two, and ideally three: one for the loud people, one for the ones who went to bed at nine, and one for the kids.
Three storeys buys you that. Heron Landing has multiple spacious gathering areas across three floors — a guest brought eight kids ages 5 to 22 plus grammy and had room to spare. Soundside Serenity is a bright three-storey home. Spectacular Sunset is three storeys with a game room and a queen fold-out on the couch. The Sound-Front Retreat in Duck has a great room with an electric fireplace, a separate game room, and multiple dining areas.
Baydream Believer and Hygge on the Bay both add spacious balconies and decks, which function as extra rooms from late spring through autumn. One Hygge on the Bay guest counted fish, deer, ducks, geese, birds and otters from the house and said the sound is more peaceful and relaxing than the beach.
Does an elevator matter in an Outer Banks rental?
More than people expect, and Salt & Lighthouse is the only one of these seven with one.
OBX houses are tall by design — three storeys, main living up high, bedrooms stacked below. That is wonderful for views and hard on a grandparent with a bad knee, a guest with a walker, or anyone hauling a stroller and a cooler to the top floor. If your multi-generational group includes someone for whom two flights of stairs is the difference between joining dinner and skipping it, the elevator at Salt & Lighthouse is not a luxury feature. It is the reason to book that house.

Can you really cook for 16 in one kitchen?
Yes, in some of these. Baydream Believer and Hygge on the Bay both have gourmet kitchens, and a Baydream guest on a spring break trip celebrating two birthdays called it thoughtfully equipped for cooking family dinners. Soundside Serenity and the Duck Sound-Front Retreat both have fully stocked kitchens, and the Duck house has multiple dining areas — which matters more than counter space when you are seating fifteen.

The honest part: sleeping 16 is not the same as being comfortable at 16
Three things we would rather tell you now than have you discover on arrival.
Bed configurations decide comfort, not headcount. Salt & Lighthouse gets to 16 with six kings and two twin bunks. Heron Landing gets to 16 across six bedrooms, which necessarily means some rooms hold more than one bed. Neither is wrong — they are different trips. Before you book, message us and ask for the bed-by-bed list. We will send it. If a house sleeps 16 mostly in bunks and your group is 16 adults, we will tell you to look at a different house.
Groups underestimate parking. Fourteen people frequently arrive in five or six cars, and driveway capacity is finite in Corolla and Duck. Tell us how many vehicles you are bringing and we will tell you honestly whether they fit.
Groups underestimate the first grocery run. Feeding 16 for a week is a two-cart, two-hour trip. Send two people the afternoon you arrive, before dinner, not after.
And the scheduling reality: large soundfront homes in peak summer book earlier than anything else we manage. If you want Hygge on the Bay, Salt & Lighthouse or Baydream Believer for a July week, you should be enquiring many months out, not weeks. Off-season is a different story — one Soundside Serenity guest holds an annual winter gathering there and put it plainly: OBX is pretty sleepy in the winter, so be prepared for that. That is why they chose it.

What about travelling with young kids?

Is it cheaper to book direct than on Airbnb or VRBO?
